These are some of the questions you need to have answered to make an informed decision. These answers will determine the cost of your home, the expenses you will be paying while in the home, and the repairs you may need on the home if inferior products were used. The answers to these questions will help you understand what you are getting and what you can expect for the money you plan on spending.

Some of the questions you should ask when looking at new homes:

  • What is the height of the basement walls?
  • Is there rebar in the concrete of the wall for added support?
  • What grade of mix is being used in the concrete?
  • What type of warranty comes with the waterproofing on exterior walls? Do they have any kind of insulation and if so what kind?
  • Is your lot going to be surveyed and what is the actual size?
  • Are there any easements on the lot and what are the setbacks?
  • Will the lot be properly graded on topo specs and have a yard drain?
  • Are they using steel beams for all supports or wood?
  • Are the windows a name you know and trust?
  • Are the windows wood, vinyl, or petroleum base?
  • Is the construction of the floor joists 2X8 or 2X10? Flooring 5/8″ or ¾” osb?
  • Are the studs 16” on center for bearing walls and 24” on center for non-bearing walls?
  • Is there ½” osb on the roof or 7/16”
  • Is there tarpaper on the roof and if so is it 15# or 30#?
  • Is the roof construction stick-built or trusses? Overhangs on all gables?
  • Is there a product like Tyvek on all the exterior walls or only on certain walls?
  • What type of shingles are you getting, what is the wind rating, warranty?
  • Where is the exterior concrete to be located and what is the grade of mix?
  • Is there wire in the concrete or fiber mesh?
  • Are you getting a patio or stairs out the back of the home or only temporary steps?
  • Are you getting drains in your garage floor?
  • Are your plumbing pipes plastic or copper? Is the sump pump sealed and vented?
  • Are your toilets, faucets, sinks, tubs, surrounds, water tank, etc., names you know and trust?
  • Is your electric package strictly to code? Do you have ceiling lights in your bedrooms?
  • Is your electric panel strictly to code on size?
  • Is your furnace a name you know and trust?
  • What is the efficiency rating of your furnace and is it vented?
  • Is the a/c unit a name you know and trust?
  • What is the size and efficiency of the a/c unit?
  • Are you getting any brick on your home and exactly where?
  • Are you getting a concrete step to your front door or is it a brick step with a sandstone top?
  • What is the brand of siding to be used on your home?
  • What type of insulation are you getting, is it fiberglass or cellulose, is it blown or batts?
  • What parts of the home are insulated?
  • What type of textured ceilings are you getting?
  • Are the garage walls finished?
  • Is the stairwell to the basement finished, trimmed, and painted?
  • How many coats of paint are used in painting the walls and what type of paint?
  • Is the house hand-painted or sprayed?
  • Is all the trim caulked to the walls?
  • Are holes in the trim puttied/painted so you don’t see them?
  • Is there trim around all windows, doors and room openings?
  • Are the ceilings 8’ or 9’?
  • Are there any tray or cathedral ceiling?
  • Are there any 2-story rooms?
  • Is there any landscaping included, lawn seeding, bushes/trees/plantings?
  • Do you have choices on appliances, flooring, lighting, paint colors, shingle colors, siding colors, wood trim options or painted or stained trim options?
  • Can you have real hardwood floors? Tile floors?
  • Can you make changes in design and/or layout?
  • Can you make changes in window sizes or brands?
